1. Definitions
- «Service»: virtual staging, interior/exterior rendering, furnished 2D floor plans and video home staging by RenderSubito via rendersubito.it.
- «Provider»: Olga Design, Riva del Garda (TN), Italy, VAT: IT02847690221.
- «User»: any person or entity using the Service.
- «Rendering»: digitally processed image.
- «AI»: artificial intelligence used as a technical tool.
2. Service Description
Services offered
- AI Virtual Staging: digitally furnish empty rooms
- Interior Rendering: digitally renovate existing spaces
- Exterior Rendering: facades, gardens, outdoor spaces
- Furnished Floor Plan: professional 2D furnished floor plans
- Video Home Staging: animated video from static photos
Every image is: 1) processed with AI, 2) verified by a designer, 3) delivered with «Virtual Staging» marking.
The Service does not modify building structure (walls, windows, doors).
3. Registration
Requirements: age 18+, accurate data, valid email. The user is responsible for account credentials. The Service is primarily intended for estate agencies (B2B).

VAT not applicable under Italian flat-rate tax regime (Regime Forfettario). Packages: 5-pack (-15%), 10-pack (-25%). Credits valid 12 months. Payment via Stripe (PCI-DSS).
5. Delivery
Standard: within 24 hours (Mon-Fri). Free revision: within 7 days. Format: high-resolution JPG / MP4 for video.
6. Free Trial
One rendering per account with watermark. No credit card required. Abuse (multiple registrations) results in account deletion.
7. Intellectual Property
Under Italian Copyright Law (633/1941 + 132/2025): AI is used as a technical tool under designer creative direction. IP rights remain with Olga Design.
User licence: non-exclusive, non-transferable for: property portals, marketing materials, client presentations.
Prohibited: resale, use beyond specific property sale/rental, removal of «Virtual Staging» marking.
8. AI Transparency & User Obligations
Under the EU AI Act (2024/1689) and Legge 132/2025:
- Maintain «Virtual Staging» marking on published images
- Indicate in the listing that images were created via digital virtual staging
Suggested wording: «Interior images were created using digital virtual staging. The current state of the property may differ.»
The user is solely responsible for proper use and regulatory compliance.
9. Limitation of Liability
We guarantee: professional quality, delivery times, free revision.
We are not liable for:
- Use without «Virtual Staging» marking
- Damages from improper use
- Third-party claims from false expectations
- Interruptions due to force majeure
10. Refunds & Withdrawal
Right of withdrawal expires when processing begins (with user consent, Art. 59 Italian Consumer Code).
- Before processing: full refund
- After delivery: refund only for serious defects not fixable by revision
- Within 14 days via original payment method
Unused package credits: valid 12 months, non-refundable upon expiry.
11. Amendments
Changes with 15 days' notice, communicated by email. Continued use = acceptance.
12. Applicable Law & Jurisdiction
Italian law applies. Jurisdiction: Court of Rovereto (TN). For consumers: court of residence (Art. 66-bis Italian Consumer Code).
